Animal Policies


Topher Realty LLC does have some pet friendly rentals, however not all units are. We understand that pets play a significant part in many people’s lives, so we strive to have pet friendly rental properties. Please check to see if the unit you are interested can/will accept the animal onto a lease before moving them into your home.


Please make sure to ask if the property that you are looking into is pet friendly.


Topher Realty LLC uses a third-party verification program called Petscreening.com. Pet Screening profiles are required for every applicant applying for one of our properties. Pet Screening provides a risk level assessment for each pet profile which is based on the overall risk of the et. Pet Fees are based upon those Paw Score Risk Levels. Pet Screenings and Policy Affirmations can be completed by going to: Topherrealty.Petscreening.com.


Regardless of prior consent, Topher Realty reserves the right to have any pet removed from the property if it is determined that the pet poses a threat to the safety or condition of the property or any people in the property or community.

Household Pet Policy


There is a required application process for anyone that owns a household pet. This includes dogs and cats and might include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks over 30 Gallons (because of the contained water) so please ask your housing provider for clarification regarding these types of pets


Monthly Pet Rent


$50.00 Per Pet


Topher Realty LLC charges an Increased Security Deposit of $500 upon move in of each Household pet.

Security Deposits will be held as per MCA Title 70 Chapter 25

  1. Completed PetScreening.com profile
  2. Renters Insurance (see petscreening.com)
  3. Proof of current vaccinations and / or license for pet. 
  4. Veterinarian documentation and a photo of the pet are required with submission of application. 
  5. It is the Manager’s policy not to accept pets under one (1) year of age. Additionally, some pet friendly properties may have breed/size restrictions. The restricted breeds are as follows: Akita, Alaskan Malamute, American Bull Terrier, American Staffordshire Terrier, mastiffs, Chow Chow, Doberman Pinscher, Pit Bull, Presa Canario, Rottweiler, Staffordshire Bull Terrier, Wolf Hybrid. 
  • It is also the Manager’s policy not to accept animals from the weasel or rodent family. 
  • All cats and dogs must be spayed or neutered unless the Manager has granted prior authorization. 
  • All properties do not accept aquariums larger than 30 gallons. 
  • Have caged pets please call the office. 

Assistance Animals

ESA's and Service Dogs

We require EVERYONE to complete a third-party screening and review process. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file.


This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request.


 Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request
