Tenant Required Maintenance

As a Topher Realty Tenant there are some maintenance items that Topher Maintenance will typically not do. These items are refered to as Tenant Responsible Mainteance.


These items include:

  • Furniture Movement
  • Internet Hook Up or Internet issues
  • After Hours Lock Outs (Call locksmith)
  • Garage Door Lock Out
  • Change of Lightbulbs
  • Personal Appliances Not Provided by Management/Owner (Microwave, washer and dryers, toasters)
  • Non-infestations of bugs
  • Regular Cleaning



For some maintenance issues tenants are able to solve without assistance from maintenance. Below are a list of helpful tips and videos that are good references for tools to purchase for your rental as well as how to solve some maintenance issues yourself.


Some Maintenance can be tenant caused and may result in tenant charges if maintenance is called to resolve so its always recommended to try to resolve these issues yourself first before calling maintenance.

Finding the Right Plunger! Which Plunger should you use for Toilet Clogs or Sink Clogs?


For any sink or toilet clog Topher Realty recommends starting with a plunger.

Finding the right plunger can assist you in unclogging the blockage


If you attempt to unclog and it is still plugs then call the maintenance line

Water Overflowing Toilet! What do I do???

Don't Panic!

Do these things before calling maintenance:

Step 1: 

Shut off water to the left of the toilet

should be a shut off valve

Turn the valve till water turns off

Do Step 2 only if Step 1 does not work:

Remove Refill Tube from Overflow Tube

Allow the water to fill till water shuts off


Step 3:  If you don't have a plunger try this:

Using some dish soap put into the toilet and allow to sit inside bowl for about an hour then pour hot water to loosen clog

Slow Draining Sink?


Most slow draining sinks in either the shower or sink is due to hair blockage.



Try purchasing a drain clog remover snake


Simply remove the drain plug by unscrewing it. Insert the drain snake, twist in circular motions, and pull any hair. Repeat till blockage is clean and water drains quickly again.



You can always use hot water and dishsoap to help unclock sinks but its best to try to remove any hair that may be clogging the drain.

Did you know you need to vaccum your smoke alarms every 6 months??

Keeping your smoke alarm free of particles to help reduce false alarms and ensure smoke can easily reach the internal sensor.

Reset Garbage Disposal

If your garbage disposal is not working when you flip the switch try the reset on the bottom of your garbage disposal. Allow time for garbage disposal to cool down for about 30 minutes before attempting reset.


The switch activates when it experiances a blockage or overheating from heavy usage. So if it stops working while in use allow it time to cool before trying to reset disposal. 

Clean Dishwasher Filter

Is your dishwasher not working as efficantly? Maybe you are seeing food particles on your dishes after a cycle? or the dishwasher has a odor?



Your Dishwasher Filter needs to be cleaned out every 3 to 6 months


Every dishwasher is different so if you don't have the owners manual you can search it by looking at the serial number and model number in Google

Reset GFCI Outlet

If your GFCI outlet is not working try reseting the outlet.
